They are looking to recruit an experienced Property Manager to join their close knit team and take ownership of their own portfolio. Role Overview: This is an excellent opportunity for an experienced Property Manager looking to take the next step in their career within an established independent business. You'll manage your own portfolio within a wider portfolio of just under 200 properties, predominantly residential with some commercial exposure. You'll oversee the tenancy lifecycle and act as a key point of contact for landlords and tenants, with responsibility for tenancy administration, maintenance, compliance, rent accounts and property visits, deposit disputes. Working within a small team you'll have the opportunity to take ownership of your work, build strong client relationships and contribute to the wider business. There is also scope to develop your career as the company continues to grow. Key Responsibilities: Manage your own portfolio of residential properties throughout the tenancy lifecycle Act as the main point of contact for landlords and tenants, building strong and lasting relationships Coordinate maintenance, repairs and contractors Manage tenancy administration, including referencing, agreements, renewals and move-ins/move-outs Oversee rent accounts and resolve tenancy related queries and disputes Carry out property visits and inventories where required Support the onboarding of new landlords and properties Ensure properties are managed in line with Scottish lettings legislation and compliance requirements Maintain accurate property records using the company's management systems Work closely with the wider team to ensure a high level of service is maintained Provide support across the business where required Skills & Qualifications: Minimum two years' experience in Scottish residential lettings or property management Good working knowledge of Scottish PRT legislation and property management requirements Excellent organisational and communication skills Strong attention to detail and ability to prioritise a varied workload Proactive and solutions-focused approach Confident dealing with landlords, tenants and contractors Experience using SME Professional, Fixflo or similar property management software is desirable, although training can be provided ARLA Propertymark qualification is desirable, but not essential A reliable, professional and hands on approach Full UK Driving Licence is desirable, but access to a vehicle is not essential Package & Benefits: Basic salary of £28,000 - £35,000 DOE Monday - Friday 9am-5pm (no weekends) Private medical insurance Mileage allowance where applicable Ongoing training and professional development Genuine career progression opportunities Opportunity to take ownership of your own portfolio Friendly and supportive working environment
