Site Manager - Residential New Build Location: Bardney, Lincoln, LN3 Company: Barker Ross Construction Sector: Residential Construction / New Build Salary: Competitive - Dependent on Experience About the Role Barker Ross Construction are currently recruiting for an experienced, motivated and self-sufficient Site Manager to work on an ongoing residential new-build development in Lincoln. This is an excellent opportunity for a hands-on Site Manager who is confident managing day-to-day site operations, coordinating subcontractors and ensuring residential developments are delivered safely, efficiently and to a high standard. The development consists of multiple phases, with several properties already completed and occupied, further plots progressing through construction and additional phases planned. Ideally, candidates will hold a Telehandler Operator's licence or be willing to undertake the relevant training. Key Responsibilities Oversee day-to-day site operations, ensuring works are completed safely, on schedule and to the required quality standards. Coordinate site health and safety, including inspections, risk assessments and maintaining site compliance. Liaise with head office, NHBC inspectors, local authorities and other relevant stakeholders. Ensure all required NHBC inspections are completed at the appropriate stages. Manage construction programmes in line with agreed budgets, forecasts and deadlines. Coordinate subcontractors, groundworkers and site operatives to maintain progress. Order and coordinate the delivery of materials in line with the build programme. Work alongside the Commercial Manager and wider site team. Conduct regular site meetings to monitor progress, quality and safety. Oversee snagging inspections, handovers and the timely resolution of customer care defects. Maintain positive relationships with existing homeowners and residents on the development. Assist with telehandler operations when required, subject to appropriate certification and authorisation. Promote high standards of workmanship, health and safety and continuous improvement. Requirements Previous experience working as a Site Manager within residential new-build construction. Strong knowledge of construction processes, NHBC standards and site health and safety. Experience managing subcontractors, particularly groundworks and labour-only teams. Ability to work independently, prioritise workloads and manage multiple plots at different stages of construction. Excellent communication, organisational and problem-solving skills. A proactive, reliable and hands-on approach to site management. The Role This is a genuine 50/50 QS and Estimating role, although the balance will flex with workload. You'll be involved throughout the project lifecycle, from tendering and estimating through to procurement, commercial management and final accounts, working on projects typically ranging from 25k to 4m. Projects include refurbishment, fit-out, alteration, maintenance and new build, across public and private-sector clients. Key responsibilities Prepare detailed estimates, tender build-ups and pricing submissions. Review drawings, specifications and tender documentation. Obtain, analyse and negotiate subcontractor and supplier quotations. Identify risks, scope gaps, exclusions and commercial opportunities. Support tender negotiations, value engineering and public-sector bids. Manage project costs, valuations, variations, forecasting and final accounts. Manage subcontractor packages and commercial negotiations. Produce cost-value reconciliations and commercial reports. Build strong relationships with clients, consultants, subcontractors and suppliers. Work closely with Contracts Managers and senior management to manage commercial risks and maximise opportunities. About you We're looking for an experienced, commercially minded and hands-on construction professional who is comfortable working in an SME environment where everyone gets involved. You'll ideally have: Experience as a Quantity Surveyor, Estimator or QS/Estimator within a main contractor. Strong estimating/tendering and commercial management experience. Experience across refurbishment, fit-out, maintenance, alteration and/or new build. Experience with projects broadly within the 25k- 4m range. Strong knowledge of procurement, valuations, variations, cost control, forecasting and final accounts. Experience managing subcontractor packages and supply-chain relationships. Strong Excel and IT skills. Excellent communication and organisational skills. A full UK driving licence. Public-sector experience is important Experience working with NHS, healthcare, local authority, education, police, fire or other blue-light/public-sector clients would be highly advantageous. An understanding of public-sector procurement, frameworks, tenders and SQ/PQQ processes would be particularly useful. This role is unlikely to suit someone whose experience is purely residential. We are specifically looking for someone with previous experience operating an EVG Polybend bending machine and bending rebar to specific sizes for continuity strip . This is a physically demanding, hands-on role involving the bending, handling and movement of steel materials. The successful candidate must be comfortable working in a manufacturing environment and carrying out repetitive manual tasks throughout the shift. Key Responsibilities Operating an EVG Polybend bending machine safely and efficiently. Bending rebar to specific sizes for continuity strip according to production requirements. Setting and operating the machine accurately to meet required specifications. Measuring and checking finished products to ensure they meet the required sizes.
