JOB: ESTIMATOR LOCATION; DORCHESTER SALARY: 40,000 Reporting to the Managing Partner the role of estimator is pivotal to the business, We are recruiting an estimator for a privately owned business offering an excellent service within the construction sector. The role of estimator will involve: Being the first point of contact for new enquiries by phone, email, and visitors to the workshop, responding promptly and professionally. Carry out site visits and detailed surveys for private, trade and commercial customers, taking accurate measurements and recording what we need for pricing and manufacture. Prepare accurate, competitive estimates and quotations for all enquiry types, including take-offs and bills of quantities where needed. Using the company estimating and accounting software; Intuit QuickBooks and supporting spreadsheets. Issue quotes in good time, using the company's quotation templates and systems, and follow up every quote Convert accepted quotes into sales orders and hand over complete, accurate job information (drawings, specification, cut lists, agreed changes) to the MP and or workshop team. Take ownership of the financial performance of the jobs you have priced: track actual time, materials and subcontract costs against the estimate while the job is live. Support the Managing Partner, who directs the workshop day to day, with forward scheduling of workshop and site work, giving realistic lead times to customers. Contribute to regular planning meetings (suggested: weekly) on workload, order book, capacity and cash flow. Help decide which types of work, customers, areas and markets we should target, using quote conversion rates, job margins and enquiry trends to support your view. Support the Managing Partner in reviewing and negotiating supplier prices, working with the Accounts Manager. Role Purpose We are looking for an experienced Small Works Contracts Manager to take ownership of a varied portfolio of responsive repairs, maintenance, planned works and improvement projects. The role will manage both directly employed trades and approved subcontractors across a broad range of property services, with a strong focus on delivery, quality, commercial control and customer service. Key Responsibilities Manage multiple Small Works jobs from instruction through to completion. Plan and allocate works across directly employed trades and approved subcontractors based on competency, availability and location. Manage responsive repairs, maintenance, planned works and quoted works across multiple trades. Monitor live workloads, outstanding actions, follow-on works and completion dates. Maintain commercial control of labour and materials, identifying variations and additional works early. Maintain strong relationships with clients, residents and operatives. Ensure health & safety requirements and relevant property risks are appropriately managed and escalated. What We're Looking For Experience managing Small Works, repairs, maintenance, refurbishment or multi-trade property works. Experience managing both directly employed operative and specialist subcontractors. Good practical knowledge of general building maintenance and property defects. Strong organisational skills with the ability to manage multiple live jobs and changing priorities. Commercial awareness and confidence controlling costs, resources and variations. Strong client-facing communication and problem-solving skills. Experience within social housing and/or Local Authority environment is highly desirable. Full UK driving licence.
