Property Manager Residential Block Management Experience Essential our client is a well-established, independent North London chartered surveyors and property managers looking for an experienced block property manager to join their very settled team. Someone who enjoys working autonomously and who is able to hit the ground running and look after their own portfolio of residential blocks. You ll be handling all aspects of a portfolio of just 15 blocks including communicating with leaseholders, dealing with budget queries, handling licences to alter etc in a professional manner. The portfolio is largely centred around north London. Responsibilities include: Looking after a portfolio of residential blocks, delivering a high-quality property management service. Maintaining strong working relationships with residents, leaseholders, freeholders, contractors Oversee the day-to-day management of communal areas, facilities and building operations. Carry out regular property inspections, identify maintenance needs and ensuring quality of standards across the portfolio. Handling Major Works Section 20 consultations etc ensuring works are completed safely, on time and within budget. Ensure that health and safety regulations and legislation is followed Prepare and manage charge budgets, monitor expenditure and help with the production of year-end accounts. Manage and support on-site staff or caretakers to ensure consistent service delivery. The Role: A Health & Safety leader to work client side and in house and who can make a significant impact across a significant freehold property portfolio (estate) in Central London. Our client is a leading London freeholder with an enviable real estate portfolio, comprising a significant number of well maintained buildings concentrated in the West End of London. The portfolio comprises residential blocks of flats and includes those with commercial or retail units below. The Head of FM, Compliance and Health & Safety plays the lead role in shaping, implementing and overseeing Health & Safety strategy across the portfolio. You'll be overseeing the who section leading on compliance, risk management, budget/resource management and the delivery of best in class safety standards across the estate while overseeing, from a client side perspective, any residential developments that are managed by an external managing agent. Key Responsibilities: Setting and driving the H&S strategy across the property portfolio ensuring full compliance Being the focal point for all H&S matters, offering guidance to internal teams and stakeholders Implementing continuous improvements and developments in H&S while ensuring a strong culture of safety across the property and facilities team Overseeing Managing Agent ensuring they meet the high levels expected Ensuring compliance with all statutory regulations and industry best practice Experience Required: A senior qualified Health & Safety professional with experience of mixed use portfolios A strategic thinker who can advise the board and who is operationally aware Strong technical H&S knowledge and a hands on approach to risk management Good leadership and stakeholder engagement skills

A leading property management firm is seeking a Head of FM, Compliance and Health & Safety to lead the Health & Safety strategy for a portfolio of properties in Central London. The successful candidate will ensure compliance with regulations, provide guidance to teams, and oversee safety standards across the estate. This role requires a senior Health & Safety professional with strong leadership and stakeholder engagement skills, as well as a technical understanding of risk management.

Block Manager West London We re currently recruiting for a popular property management company in West London where you ll be handling a smaller portfolio than you might find at other block management companies. The portfolio will be mostly in the immediate surrounding area e.g. Hammersmith and West London covering a broad style of properties including a large site of approx 150 units and some small/medium beautiful Victorian conversions. Responsibilities include: Looking after a portfolio of residential blocks Maintenance of the communal areas Liaising with contractors regarding maintenance and major works Site visits to ensure buildings are in good order Maintaining health and safety regulations and legislation Knowledge of service charge budgets and managing expenditure Ability to work closely with clients and deliver what you say you will Skills required: Minimum of 2-3 years residential block property management experience Strong organisational, communication skills and attention to detail Ability to handle challenges with a proactive and solution-orientated approach Good experience of section 20 process and major works TPI/IRPM preferred but not essential - company supports accreditation Understanding of health and safety and fire regulation compliance We are looking for someone with at least 2-3 years experience of running their own block management portfolio. You ll responsible for the smooth running of a portfolio of residential buildings including maintenance, repairs and service contracts, fostering strong relationships with leaseholders and residents, addressing their needs promptly and professionally and have experience working with budgets and overseeing expenditure to ensure cost-effectiveness and adherence to financial goals.
