Damp and Mould Surveyor

  • Hourly Rate: 33 per hour (Umbrella)
  • Location: Barnsley
  • Job Type: Contract (Minimum 6 months)

We are seeking two experienced Damp and Mould Surveyors to join a leading Housing Association in Barnsley. This role is essential within the Property Services department, focusing on Repairs Maintenance and Building Safety. The successful candidates will deliver expert solutions and manage disrepair cases effectively, ensuring all properties are safe and meet regulatory standards.

Day-to-day of the role:

  • Lead and support the identification, investigation, resolution, and prevention of damp, mould, and disrepair issues across the housing stock.
  • Conduct thorough property inspections to identify issues, producing detailed reports with photographic evidence and technical recommendations.
  • Manage disrepair claims from initial complaint to resolution, including overseeing legal and financial aspects.
  • Oversee remedial works, ensuring they are completed with high quality, on time, and within budget.
  • Engage with tenants to explain findings, planned works, and timelines, ensuring all communications are clear and professional.
  • Ensure compliance with relevant regulations such as The Social Housing (Regulation) Act 2023, Awaab's Law Section 42, and other health and safety standards.
  • Act as an expert witness in court for disrepair cases when necessary.

Required Skills & Qualifications:

  • Proven experience as a Damp and Mould Surveyor.
  • Strong technical knowledge of building pathology, especially related to damp and mould.
  • Experience in housing maintenance, surveying, or property services.
  • Ability to diagnose building defects and initiate appropriate actions for resolution.
  • Excellent communication and negotiation skills.
  • Familiarity with housing management systems and proficient in Microsoft Office applications.
  • A minimum Level 4 qualification (e.g., HNC, NVQ) in a relevant field OR extensive experience evidenced by an onsite assessment.
