The Associate Director is required to lead a small team of Building Surveyors located in the south, under the direction of the Building Surveying Director, to undertake in the delivery of core services offered by the company primarily within the residential market. Job Responsibilities: Management and motivation of a small team of remote based Building Surveyors in the delivery of consultancy services to internal and external clients to contribute to the overall fee income and increased profitability for the business. Developing and improving the performance of the team; formulating and implementing growth plans for the expansion of the department. Managing the recruitment, supervision and development of staff within the team. Proactively marketing the services of the department to the wider business to ensure future projects are awarded to the team. Providing advice on building defects across the full range of property types and ages. Preparing Preventative Planned Maintenance Reports and budget costs and advising clients on planned maintenance matters. Acting as Project Manager/Contract Administrator on projects ranging in value from £50k to £3m+. Dependent on the size and complexity of each project you may work alone or lead a professional team. Where appropriate, act in the Capacity of Principal Designer, including preparing PCI packs, review of CPP's preparing H&S files for CDM Regs 2015. Project Four are looking for a dynamic individual who wishes to learn and develop as a Principal Designer role under the Building Safety Act across multiple developments including non-high risk buildings and high risk buildings. The role requires a clear communicator in both verbal and written, someone who is passionate about technical delivery, enjoys the challenges of multitasking across various stages of projects and enjoys team interaction across the industry. General Responsibilities & Duties Attend Design Team/ Workshop meetings as per allowance within scope Prepare and produce BSA progress reports at the end of each RIBA Stage/Gateway submission Liaison with other duty holders about design work compliance Ensure reasonable steps are taken to design work which is planned, managed and monitored to ensure compliance with all relevant requirements. Liaising with client on their duties under the BSA Ensure co-operation is occurring between all other duty holders Coordinate the route to compliance with the consultant team and establish a consensus for compliance Support the project team with notifying the regulator of any duty holder appointments Participating in the Design Development Ensure there is a mandatory reporting plan in place throughout the design phase and available when construction work begins Supporting the team through change management throughout the design phase and monitoring risks to design work compliance Ensure the Fire and Emergency File is in place during the design phase - handing over to the PC during the construction phase Monitor the design development and identify risks to compliance Monitor competency of design team Services Overview During RIBA Stages 2 - 6 This may involve leading some of the below tasks or supporting the Lead PD (BSA). ABOUT THE ROLE You will be a member of an experienced Building Consultancy team that will carry out a wide range of roles specialising in the Construction (Design & Management) Regulations 2015 and the Building Safety Act 2022, including professional services, technical due diligence as well as advising during contract and project work. The role will require regular and direct communication with institutional fund management clients, landlords, consultants and tenants. The team combines technical expertise with commercial awareness which meet specific client requirements from a nationwide network of offices. You will be working as part of a dedicated team focused on assessing assets / portfolios and bringing them up to required Building Safety standards. Key clients include Columbia Threadneedle, Hammerson, M&G, Landsec, BlackRock, and Federated Hermes. WHAT MATTERS MOST IN THIS ROLE Building and maintaining close professional relationships with clients, tenants and colleagues is paramount to your success. Proactiveness and using your initiative will be encouraged. You will manage multiple instructions simultaneously for a range of key clients. You will need to demonstrate your ability to work within set timelines and provide regular client updates along the journey. Understanding the client brief and delivering on their expectations is fundamental to your success. Clients will rely on your professional advice, and we will expect you to manage, work with and interpret 3rd party reports such as fire safety assessments, surveys of external wall construction, fire door and compartmentation surveys, asbestos surveys, designers risk assessments and design proposals. You will also assist the design team in terms of recommending commercial solutions to fire and building safety related problems. The ability to analyse complex scenarios, assess risks and design effective safety measures is crucial. Other duties will include: Successfully manage the CDM project process as Principal Designer from inception to completion. Develop a strategic view as Client CDM advisor on the design and construction of an asset and understand the clear objectives of the client brief. Working with PAP/APs on their BSA obligations to ensure you are advising and delivering practical solutions in line with the regulations. Working with team members and sharing in assisting in developing less experienced members of the team as well as taking up leadership roles. Support the wider team of Building Surveyors, from apprentice, graduate, surveyor, associate and partner, in their roles as BRs PD and CDM PD WHAT WE EXPECT FROM YOU A proactive, practical, and positive approach to work is required. Excellent and professional communication skills with the ability to build a good reputation amongst clients is also paramount. You will be an Incorporated, Certified or Chartered practitioner of a recognised H&S body. Fire Safety related qualifications are desirable but not essential. Previous experience on commercial and/or residential property in a similar consultancy or public body is required
