As the Lead Project/Senior QS, you will be overseeing an £18m, Design & Build project in Kensington, which is running over another 18 months. It’s essential that the Surveyor coming in has first-hand, CAT A fit-out package knowledge.
The project is the 90,000 ft2 refurbishment of the old Whiteleys of Bayswater Furniture Depository to CAT A Office Space, including standard CAT A refurbishment of levels Ground to 4th Floor inclusive, plus the addition of a new steel frame and glass clad 5th floor level, plus basement car par park commuter facility.
Main Role Purpose:
You will be a capable, stand alone surveyor, ideally with 10 years experience, we will be looking to complement the role with a full time site based Assistant QS to assist in the day to day running of the project.

Main Role Purpose:
You will be a capable, stand alone surveyor, ideally with 10 years experience, we will be looking to complement the role with a full time site based Assistant QS to assist in the day to day running of the project.
Also be Capable of running multiple packages simultaneously, including all Valuations, Payments, CVR’s, Pricing and Agreeing Variations with Trades and the PQS, Project Reports, Cashflows etc...

What you'll be doing
As a/an Managing Quantity Surveyor, you will have the following accountabilities:
* Ensure all duties are carried out in accordance with standard company HSE procedures and work instructions
* Contribute to the management and maintenance of a contract cost reporting system ensuring all financial information is managed and up-to-date and tracked with budget/tender allowances, commitments and deviations highlighted and managed
* With other members of the team, produce and provide accurate subcontract and procurement forecasts and project cost to completion.
* Continually monitor costs in line with budget.
* Ensure that necessary interface information between customers, suppliers, sub-contractors and other departments is provided in a timely manner.
* Monitor cash flow and valuation plan, ensuring applications are made correctly and in a timely manner.
* Ensure contract variations are identified, valued and turned into agreed variation orders with the customer in a timely manner.
* Assist in ensuring effective records are maintained to support change / claims and that applications for payment for variations are issued in a timely manner.
* Manage the subcontract tender process, including the selection of sub-contractors and provision of all relevant contract and schedule documentation.
* Ensure that subcontracts are placed in an appropriate manner to step down appropriate responsibilities from the Head Contract. Including design considerations where necessary.
* Provide accurate monthly reporting of cost and value on the project in line with the Companys reporting process.
Who we're looking for
You will have the following:
* Membership of a relevant professional body and/or relevant professional qualification, such as InstCES/RICS
* Previous experience in Quantity Surveying, some of which should have been obtained within a relevant business of factory facility environment
* Sound working knowledge of construction and contract law and various forms of Conditions of Contract
* Detailed knowledge and understanding of tendering and procurement processes
* Knowledge and understanding of sub-contracting principles, together with the ability to draft and administer sub contracts
* Working knowledge of labour productivity assessments
* A valid CSCS card is beneficial but not essential

Senior Quantity Surveyor
Main Contractor - Residential Design & Build
Hayes/Uxbridge
£75,000 - £90,000 DOE

Privately owned Design & Build main contractor, with an extensive range of services which mainly include Construction of Multi Storey Structures, New Builds of both Residential Dwellings and Commercial Premises, Major Refurbishments and Property Maintenance works in the Private and Public Sectors. They are working towards becoming one of the foremost privately owned Construction Companies in the industry.
Dedicated to consistently and safely delivering projects on time and within budget. They bring their vast experience to the projects, working closely with the Design Team, Local Authorities, Supply Chain and Client to ensure that the completed project meets everyone's expectations.
If you have extensive and proven experience procuring, cost managing and packaging New Build, Major Extensions, Construction of High Rise Buildings, Major Refurbishments, this could be the role for you!
The Role: (Senior Quantity Surveyor)
Reporting into the Directors, your responsibilities will include, but not be limited to:
Preparing tender and package contract documents & Scope of Works.
Reviewing Client amendments [to JCT]
Undertaking cost analysis for tender returns on the project.
Assisting in establishing the client's requirements and undertaking feasibility studies.
Performing risk and value management and cost control.
Advising on procurement strategy.
Preparing and monitoring procurement Schedules to agreed/ahead of Project
dates.
Tendering Packages in line with procurement schedule: Including liaison with
Design and Construction for input to Scopes & package inclusions.
Issuing Recommendations internally for approval with supporting documents.
Identifying, analysing and developing responses to commercial risks.
Allocating work to subcontractors.
Providing advice on contractual claims.
Analysing outcomes and writing detailed progress reports.
Valuing completed work and arranging payments issuing payment/payless notices.
Maintaining awareness of the different building contracts in current use.
Understanding the implications of health and safety regulations.
Monthly updating of the AFR Cost Value internal reports. Review of current costs/ end life predictions and Prelims Forecasting.
Monthly sub-contract valuations.
Monthly client valuations.
Managing and guiding sub-team members.
Working in line with CML Commercial Management Manual and procedures. Key Applicant Requirements:
5-10 years Surveying experience - (Senior OR Managing Surveyor level)
Location: able to get to Uxbridge Head office regularly, remote working on offer if essential 1-2 days a week.
Main Contractor Background - Ideally residential design & build
Proven procurement, Costs and valuations/variations and take off's experience
Communicates concisely, courteously and accurately, both verbally and in writing.
Process Driven and comfortable managing contractual issues
Client facing & Confident
Dynamic, enthusiastic and customer focused.
Is approachable and responsive & have strong commercial acumen and negotiation skills.
