Opportunity to join the Commercial division of a leading player in uPVC windows and door industry which serves the public sector. military and housing authority sector in EWI, building works, repairs and maintenance including window and door replacement and associated minor works projects. We are currently looking to recruit an experienced Projects Manager to manage various projects across the UK, initially mainly centred around our Eastern and Oxford/M40/M1 area. The role & about the client:

Produce quarterly valuations and complete material 'cost to complete' exercises for each site the Quantity Surveyor is responsible for.

Working in close liaison with the Project Manager you will monitor costs on projects and prepare monthly financial forecasts with full reconciliation against cost incurred, committed cost, future cost and variations.
Review and provide commercial advice on Terms and Conditions for tenders and contracts to highlight any associated risks.
Procurement
You will work in close liaison with the Project Manager to procure sub-contract work packages, equipment and general materials, however you will also be required to carry out the following:-

* Advising on procurement strategy
* Agree working arrangements with all key service providers
* Agree terms and conditions and raise orders for significant work packages
System Development
Develop cost systems and procedures to streamline cost control, ordering procedures and commercial frameworks.
Tendering / Estimating
You shall work with the project manager in preparing lump sum bids, target costs and budget prices for prospective clients including the following:
* Compile enquiry documents for competitive bidding
* Analyse sub-contractors tender returns, compile tender analysis report
* Determine preliminary allowances including design and staff costs against programme
* Produce S curve of project expenditure across programme
* Preparing tender and contract documents, including bills of quantities in a professional format for Client
* Material listing
* Assisting in establishing a client’s requirements and undertaking feasibility studies
* Prepare cost schedules using schedules of rates
KNOWLEDGE & EXPERIENCE
* A degree in Quantity Surveying is preferred but minimum qualifications are HNC in Quantity Surveying/ Building Services or Building Studies/Construction.
* Other relevant courses accredited by the Royal Institution of Chartered Surveyors (RICS) and the Chartered Institute of Building (CIOB).

Understand and monitor our contractual obligations Be an active role in the preparation of financial reports
Work with each project Quantity Surveyor to support the completion of all commercial activities within a timely manner

Salary: £65-£70k + car allowance
Job Purpose:
Overall ownership and management of project teams through collaboration with the client, project delivery team and supply chain. Implement, control and initiate actions necessary to ensure the quality, safety, and integrity as well as the contractual delivery time of products and services required by the Company. Furthermore, safeguard the Company’s long-term strength and growth, whilst working smartly and caring for your teams.
Duties and Responsibilities
Sales / Pre-Construction
Implement the project specific delivery strategy
Responsible for all pre-construction activities to be completed prior to the commencement of the construction period
Continued input into design process to ensure quality, philosophy, profitability, and timescales are met
Procurement
Ownership of each project procurement schedule to meet project programme
Selection of plant and materials to meet the required timeframes whilst ensuring technical, quality and financial performances are met
Selection of sub-contract partners to meet the required timeframes whilst ensuring technical, quality, and financial performances are met
Construction
Responsible for the continued coordination, planning and programming of the projects
Implement corrective action initiation and continually review performance
Undertake project specific responsibilities allocated by the Regional Manager
Take overall responsibility for all day-to-day aspects of projects, working closely with other key players to achieve required outcomes
Undertake daily, weekly, and monthly Company routines to successfully deliver projects
Maintain open and effective communication with all project stakeholders
