Identify, reduce and manage all statutory and commercial risks associated with the project
Ensure full compliance with project management policies and procedures.
Manage the day-to-day operational aspects of the project(s) "end to end". Activities to include but not be limited to estimating, business development, quantity surveying, sub-contractor management and site manager duties.
Agree payment schedules and applications for payment
Provide monthly reports to the Head of Projects/Sector Director

Main Role
* Supervising and overseeing the direction of the project (or a package), ensuring that the client’s specifications and requirements are met, reviewing progress and liaising with third party surveyors when required
* Health & Safety and CDM: making safety inspections and ensuring construction and site safety is adhered to, at all times
* Liaising with the client, other construction professionals and, sometimes, members of the public
* Coordinating and supervising all construction workers
* Selecting, ordering and hiring of tools and materials
* Checking and preparing site reports, designs and drawings when required
* Physically working on site as a trade such as: Carpenter or Electrician
* Finding ways to prevent problems and to solve any that may arise beforehand
* Assessing and minimising risk
* Negotiating contracts and securing permits and licences where required
Key Skills Required
* Good communication skills
* Problem solving skills
* Decision-making ability
* Commercial awareness
* Ability to motivate others with great teamworking skills
* Good understanding of building regulations, construction methods and codes of practice
* A professional trade to apply to the project along side the site management
Ideal Candidate will have:-
* A background in delivering small to medium scale residential projects from start to finish.
* Be able to manage programmes and sub-contractors, whilst successfully support in the leading of a site team to deliver a quality product with a key focus on detail and an eye for quality.
* A professional trade and be efficient at managing their own time effectively between site manager and contractor.
