Re-visiting the properties midway through an active tenancy to check on the condition, produce a brief report and then dispatch this to the relevant landlord concerned. Discussing with the tenants in occupation any maintenance-based issues that may be evident. Where relevant, liaising with our Property Managers to ensure maintenance based issues are resolved. Property Inspector / Inventory Clerk If the property is not being maintained to an acceptable condition you will discuss this with the tenants whilst at the property and put a simple plan in place with them to improve the situation. The successful candidate who fulfills this varied role will spend much of each working day visiting properties to undertake various tasks which include the production of condition inspections to ensure they remain in good condition, produce reports to evidence and dispatch to the relevant landlord. Property Inspector / Inventory Clerk Via bespoke software held on an iPad, compile detailed reports which record the overall condition of a property prior to any tenants moving in. Inspecting the property prior to the end of a tenancy to produce a 'check out report which will again record the general condition of the property at that time just prior to the tenants moving out. At the end of a tenancy mediate between landlord and tenants regarding any maintenance considered to be beyond fair wear and tear and attempt to agree on a suitable amount of money that the tenants are to contribute to putting things right. Once agreed relevant funds would be deducted from the initial deposit that the tenants lodged with the company prior to moving in. Where issues are evident at the end of a tenancy, but the landlord and tenants fail to agree on a mutually acceptable compromise, the Property Inspection Clerk prepares all relevant paperwork and sends this to an independent adjudicator who will decide what if anything should be deducted from the tenants original deposit.
