A retirement developer have an immediate requirement for a Senior Sales Consultant to work on one of their developments based in Birmingham, West Midlands
The development includes a range of apartments ranging from 1-3 bed with the addition of local amenities including restaurant, gymnasium, hair salon, etc.
As the Senior Sales Consultant you will take the lead on the development and will be responsible for the sale of apartments and achieving a high conversion rate from visitors to reservations.
Senior Sales Consultant duties and responsibilities to include:
" Use your knowledge and experience to connect with our prospects, gaining their trust through meaningful interactions and helping them make the decision to move into a thriving retirement communities.
" Promote the attributes of independent retirement living and sell 1, 2 & 3 bedroom apartments across key locations.
" Selling off plan will be required initially, then conducting show tours of the retirement community, managing all aspects of the sale through to completion and assisting new homeowners settle into their new apartment
" Identify each stage of the customer mind set and sales cycle to build trust and relationships that deliver sales targets
" Share your knowledge and experience with new and existing team members, so the whole team deliver the best service to customers
" Set an example of professionalism, friendliness, positive attitude, and manner at all times, to build and maintain a trust and rapport with colleagues and customers
" Provide a high level of customer service and communication to exceed customer expectations
" Effectively manage weekly, monthly and ad hoc sales reporting
" Be familiar with the company lifestyle, apartment specification, sales and moving processes, as detailed in the sales process guide
" Track the latest sales and marketing activity in order to deliver a knowledgeable service to customers
" Be aware and keep up to date with relative current legislation / policies to offer advice and reassurance to customers during a sale

Skills & Experience required:
" Minimum 2-3 years' in a customer facing role

· Establish and maintain rigorous cost controls including early warning systems and provide robust accurate financial data and management reports on each project through the monthly reporting cycle including cost value reconciliation and earned value management.
· Provide procurement support to ensure each project is delivered safely, timely, at the least cost and to optimal quality.
· Ensure all procurement expenditure has been validated by the operational delivery team and identified under the budget as necessary to deliver the project
· Deliver contractually agreed cash flow and ensure all applications for payment are submitted / assessed in line with the contractual timescales.
· Ensure all valid Supply Chain applications for payment are assessed and certified in a timely manner and payments are made in line with the relevant supplier agreement.
· Negotiate and agree contractual disputes and final accounts within DFA levels
· Management and mentoring of junior commercial staff.

The successful candidate will come from a strong water hygiene background and will demonstrate their expert knowledge and experience in carrying out legionella risk assessments in line with ACOP L8 guidelines. Qualifications, Education & Experience:
" Will ideally have completed a Risk Assessment course such as City & Guilds.

What are they looking for?
Previous experience in a similar role within residential housebuilding and development.
A strong knowledge and appreciation of UK building regulations, NHBC and health and safety requirements within the industry.
Possess an industry related qualification
Construction experience
Good knowledge of construction contracts particularly JCT & NEC forms of contract

As the specialist interiors arm of the Willmott Dixon Group, you will be involved leading refurbishment projects (check out the Wolverhampton Civic Hall and 10 Brindley Place as large project examples).

To be considered as a Construction Manager, you will be able to develop and implement project strategy and delivery programme, ensure effective communication and implementation to deliver the project safely on time, ensure regular monitoring and reporting on progress, and instigate corrective actions as required. You may be leading more than one project at any one time and acting similarly to a contracts manager on smaller projects or as PM on larger schemes.
You should ideally be able to build and lead the project team, manage the supply chain and to deliver projects safely, on time, within budget and to the highest quality whilst exceeding our customers' expectations
In addition you will need to develop and monitor strategies (including sustainability) to deliver a quality build in accordance with the requirements of the project.

* First Aid at Work certificate.
* Valid driving licence.
* SMSTS certificate.

* Construction related degree.
* Working towards MCIOB.
