Position Overview: The purpose of this role is to provide mobile delivery of facilities support services across client sites on a national facilities management contract. The role will be responsible for carrying out a range of general maintenance tasks, fabric maintenance tasks, business support tasks and janitorial tasks and will report to and support the regional lead mobile engineer and assist mobile engineers as required in the delivery of planned, reactive and adhoc maintenance tasks. Responsibilities: Key duties, though not exhaustive, are listed below; Weekly & monthly planned maintenance tasks as scheduled (fire alarm tests, water temperature recording, emergency lighting tests, etc.) Monthly utilities meter readings First line response to reactive repairs Relamping of defective luminaries Minor building fabric repairs Minor decorating tasks Minor plumbing repairs General office cleaning as scheduled for remote sites Cleaning of toilet facilities and replenishment of consumables for remote sites Other general cleaning or janitorial duties as requested Supporting external landscaping and cleaning as required Adhoc porterage duties (Moves & changes, furniture management & moves, etc.) Maintain accurate documentation of all assigned work orders Comply fully with Health, Safety & Environmental policies Provide excellent customer service to building occupants, ensuring they are made aware of work order progress in a timely manner Proactively walk the floors, reporting any maintenance or H&S issues to the helpdesk and appropriate manager. Person Specification Experience of building maintenance, handyman or janitorial duties Good understanding of health and safety requirements within a building environment Have a proactive approach to maintenance and building management Keyboard skills and basic computer literacy A team player but able to work under own initiative and able to escalate matters out of own limitations Ability to travel widely within a regional area in the UK A desire to develop and undertake training as and when required Ability to provide a schedule of works for identified additional/remedial works Writing and following risk and method statements as required on a daily basis Provide excellent customer service to building occupants, ensuring they are made aware of work order progress in a timely manner Good knowledge of building Statutory Compliance. Main Duties and Responsibilities: Carry out PPM & Reactive maintenance to all client assets which may include gas fired appliances, steam systems, air conditioning, refrigeration & chiller systems. Previous Appointed Person Boilers and Pressure Systems knowledge required. To assist with routine quality assurance / insurance checks on work activities, record keeping and general housekeeping. This requires essential liaison with our Insurer and Client to guarantee scheduled maintenance periods capture statutory inspections are carried out causing as little disruption to the end users as possible. Delivery of planned, routine & reactive maintenance to all building plant, equipment and systems, to meet and exceed expectations, and agreed service level agreements. Assist other trades in completion of multi-disciplinary works Checking and calibrating instruments to make sure they are accurate Respond to Building Management System alarms, and effect emergency repairs as needed. Ensure the issue and appropriate controls within the Permit to Work systems iaw Safe Systems of Work for Boilers and Pressure systems.
