As the Lead Project/Senior QS, you will be overseeing an £18m, Design & Build project in Kensington, which is running over another 18 months. It’s essential that the Surveyor coming in has first-hand, CAT A fit-out package knowledge.
The project is the 90,000 ft2 refurbishment of the old Whiteleys of Bayswater Furniture Depository to CAT A Office Space, including standard CAT A refurbishment of levels Ground to 4th Floor inclusive, plus the addition of a new steel frame and glass clad 5th floor level, plus basement car par park commuter facility.
Main Role Purpose:
You will be a capable, stand alone surveyor, ideally with 10 years experience, we will be looking to complement the role with a full time site based Assistant QS to assist in the day to day running of the project.
Also be Capable of running multiple packages simultaneously, including all Valuations, Payments, CVR’s, Pricing and Agreeing Variations with Trades and the PQS, Project Reports, Cashflows etc...

As the Lead Project/Senior QS, you will be overseeing an £18m, Design & Build project in Kensington, which is running over another 18 months. It’s essential that the Surveyor coming in has first-hand, CAT A fit-out package knowledge.
The project is the 90,000 ft2 refurbishment of the old Whiteleys of Bayswater Furniture Depository to CAT A Office Space, including standard CAT A refurbishment of levels Ground to 4th Floor inclusive, plus the addition of a new steel frame and glass clad 5th floor level, plus basement car par park commuter facility.
Main Role Purpose:
You will be a capable, stand alone surveyor, ideally with 10 years experience, we will be looking to complement the role with a full time site based Assistant QS to assist in the day to day running of the project.
Also be Capable of running multiple packages simultaneously, including all Valuations, Payments, CVR’s, Pricing and Agreeing Variations with Trades and the PQS, Project Reports, Cashflows etc...
Reporting to the Commercial Manager, the Quantity Surveyor will be responsible for assisting with tendering (where necessary), procurement and payment of supply chain, cost/ value reporting, valuations, and payments together with pricing contract variations, preparation of claims (time and quantum) and undertaking commercial and contractual correspondence.
Specific Responsibilities:
Assisting with the preparing of tender and contract documents
Reviewing Client amendments to forms of Contract
Assisting with the cost analysis for tender returns.
Assisting in establishing client's requirements and undertaking feasibility and risk studies.
Performing commercial/contract risk assessment, earned value management and cost control.
Performing various stages of the procurement of project supply chain.
Preparation and monitoring of procurement schedules to ensure delivery of agreed/ahead of project dates.
Tendering Packages in line with procurement schedule: Including liaison with Design and Construction for input to scopes & package inclusions.
Issuing recommendations internally for approval with supporting documents.
Identifying, analysing, and developing responses to project commercial risks.
Providing advice on possible/ potential claims.
Analysing and writing detailed progress reports.
Valuing completed work and arranging payments, issuing payment/payless notices.
Maintaining awareness of the different building contracts in current use.
Understanding the implications of health and safety regulations.
Monthly updating of the AFR Cost Value internal reports. Review of current costs/ end life predictions and prelims forecasting.
Essential Knowledge & Experience:
Come from a main contractor background & have good technical surveying knowledge.
Qualifications: Degree Qualified (BSc Hons) & ONC/HNC preferable.
Have a minimum of 10 years experience as standalone QS.
Have good understanding of JCT form of contracts.
Proven experience managing CAT A Refurb & Fit out schemes.
Be a competent ready-made Surveyor/ QS who also is happy to learn more.
Have a good mix of energy, attitude & confidence in the role.
