Contracts Manager
Based in Essex this position reports into the Director and you will be responsible for the delivery of projects based within the London and Home Counties areas. You will manage the Site Agents and teams to ensure projects are completed safely, to strict programme and budget. You will liaise with clients and other relevant parties to build relationships and support the development of the business.
You will:
* A relevant HNC/Degree in Civil Engineering/Construction (highly desirable but not essential)
* Hold NRSWA qualification
* A minimum of two years experience as a Contract/Project Manager
* Ideally with utilities experience
* Reside within reasonable commuting distance.
* Experience of producing SHEQ documents of CDM regulations
* First class communication skills both written and verbal
* Excellent client facing and organisation skills
* Able to motivate and organise site based teams
* IT literate
* Be commercially and contractually aware
* Be flexible when needed
* Have a stable work history

Responsibilities:
Ability to deliver and manage the provision of Cost Consultancy services on major or complex projects from inception to handover

Responsible for pre and post project commercial management and reporting.
Prepare Client cost reports and report on change during the life of a project.
Have an awareness of project costs outside of direct Construction (design, supervision, land, statutory undertakers, employer direct).
Development of Client relationships and Key Account Management
Ability and desire to generate repeat business and win new work.
Extensive experience of various forms of Building Contract including JCT and NEC
Ability to communicate effectively with both Clients and Internal Staff
Experience of running small teams either project or internal team management (preferable)
Provide guidance, leadership, mentoring and technical expertise to team members
Experienced in the provision of Employers Agent services (preferable)
Detailed knowledge of construction costs and market conditions.
Manage commercial aspects of commissions including governance, fee management.
Ability to prepare fee proposals and bid submissions
Manage workload and project resources

The Candidate
The ideal candidate for this role would be a Trainee Surveyor looking to make the step up into an Assistant’s role. Ideally you will have experience in new build and refurbishment house developing with an understanding of contracts and legalities relating to the same. Further exposure to these sectors will be gained by you as part of this role via working closely with the Commercial Manager. You will be motivated, punctual and able to adapt to the ever changing and demanding world of construction. You will have strong IT skills (excel, Word and Outlook), are able to read construction programmes and confident in meetings and general situations where you have an audience.

* Land valuation reviews to establish the budget inclusions and whether revisions are required at this stage.
* Design team meetings to review preliminary contract documents prior to construction issue documents being issued to us by the architects, designers and engineers etc.
* Production of detailed budgets split per trade and site specific. This will be by the Commercial Manager but you will have input and exposure to ensure development along your commercial career.
* Budget uploads to construction software (ProCore). This will be managed by the Commercial Manager but you will have input and exposure to ensure development along your commercial career.
* Collation of contract documents into relevant folders in order to ensure electronic filing is up to date and reflects the most recent issue of all documents.
* Drawing reviews in order to produce trade specific lists of inclusions.
* Drawing reviews to ensure the designs work or if they can be subject to value engineering.
* Production of trade specific tender enquiries inclusive of drawings, spec, inclusions lists and all site-specific requirements.
* Review and management of returned tenders in a comparison format for sign off by the Commercial Manager.
* Subcontract order placing following sign off by Commercial Manager.
* On site attendance as part of monthly IMS meetings, subcontract valuations and development valuations. This will be carried out by the Commercial Manager but you will be required to be in attendance.
* Input in relation to monthly cost reports carried out by the Commercial Manager.
* Input in relation to monthly applications to the IMS carried out by the Commercial Manager.
* Management of variations relating to the subcontractors. Agreement and sign off by the Commercial Manager.
* You will be encouraged to spend time on site on a regular basis to ensure you have a greater understanding of the tasks you are responsible for and the works you are instructing.
The Candidate
The ideal candidate for this role would be a Trainee Surveyor looking to make the step up into an Assistant’s role. Ideally you will have experience in new build and refurbishment house developing with an understanding of contracts and legalities relating to the same. Further exposure to these sectors will be gained by you as part of this role via working closely with the Commercial Manager. You will be motivated, punctual and able to adapt to the ever changing and demanding world of construction. You will have strong IT skills (excel, Word and Outlook), are able to read construction programmes and confident in meetings and general situations where you have an audience.
